More on Real Estate

For a long time now I was looking around ( actually e-looking) for a good definition for market correction. Today's Times Property solved the problem.
Chetan Narain has written an interesting article about the market correction long overdue in the real estate market. The cooling effect was expected.
I will just reproduce the definition here.
"A correction is a direct reaction to resistance in buying at a particular price, which the buyer may find high and illogical"
He goes on to say that a market correction, even when it comes to the Sensex, is often viewed as a drop or a fall in price, which is wrong.
An average price is usually floated across the market. If the price of property goes below that for many deals, then there is an observed drop.
I feel a large part is played by cartels of real estate agents. For example if the developer is Donald Trump, the rates of the area would automatically go up . But technically, a shrewd developer like him might not even invest in an area that in not developed.
But development is just a matter of time. Who would have thought that an area where fishing was the main occupation would be the center point of the Metro Rail project. Which means that if a Metro rail is being extended from Versova to Ghatkopar, existing stations and the two start and end points are going to see a lot of development.
The number of people on this planet is more than the amount of land available. Since land is more in demand and short in supply, the only way the prices are going to go is up!

Experience taught me a few things. One is to listen to your gut, no matter how good something sounds on paper. The second is that you're generally better off sticking with what you know. And the third is that sometimes your best investments are the ones you don't make. Donald Trump
